Can I counter the offer in my letter?
Yes. If you want to sell but the number doesn't work, call or text me. I can review the property again and discuss your counter.
Why is a direct offer usually below retail?
A direct investor purchase is different from an open-market listing. I take on resale risk, holding costs, due diligence, and the work of finding the next buyer.
Do I need a real estate agent?
No agent is required to sell directly to me, though you are always free to consult an agent, attorney, accountant, or anyone else you trust.
What if the property has a title problem?
Tell me what you know. Some title issues can be solved through the closing process, although timing depends on the specific issue.
What if I'm not interested?
No problem. There is no obligation to sell. If you want me to stop contacting you about the property, tell me and I will honor that request.
